A survey by TIFA on July 2023, revealed that only three per cent of Kenyans earn an income above Ksh50,000 a month indicating the need for affordable housing.
Kenyans.co.ke spoke to real estate agents and Nairobi residents on areas where you can rent a Ksh3,000 house. Single-room houses for rent in Nairobi.
Rongai
Located at the far end of Nairobi Metropolitan, the region caters for middle and lower-class Kenyans.
While in Rongai Central Business District (CBD) rent is expensive with a one-bedroom apartment going for over Ksh20,000, there are affordable single rooms on the outskirts of the town.
“You can get a Ksh3,000 single room at Ole Kasasi B area. This is due to cheap apartments built in the area to cater for the high student population in the region,” a realtor told Kenyans.co.ke.
Kariobangi
Kariobangi is one of the largest low-income residential estates in Nairobi.
In recent times, the town has seen a rise in expensive apartments but it is possible to find affordable single rooms within the area. The single rooms can be rented as cheaply as Ksh3,000.
Ndenderu
Speaking to a resident of Ndenderu situated in Kiambu County but part of Nairobi satellite towns, he explained that Ksh3,000 single rooms in the area are available for rent.
“Most of the Ksh3,000 single rooms are mabati walled with stonewalled alternatives priced at Ksh5,000,” he explained.
Kitengela
Similarly to Rongai, cheap houses in Kitengela are found far from the Central Business District. Areas where you can get a Ksh3,000 house with Kitengela are Yugos, Koroboi and its environs. Just like in Ndenderu, more often than not, the cheap rooms are mabati walled.
Pipeline
Due to exponential growth and the rise of cheap apartments, it is easy to get a Ksh3,000 house in Pipeline, Nairobi.
